Monthly homeowner tasks
- Check the air filter; replace when it looks gray
- Confirm all supply vents are open and unblocked
- Listen for new rattles, squeals, or short cycling
- Clear leaves and debris two feet around the outdoor unit
- Check the condensate drain line for standing water
Before cooling season (spring)
- Replace the filter with a fresh MERV 11–13
- Rinse the outdoor condenser coil with a gentle hose spray
- Test the thermostat and replace batteries
- Have the refrigerant charge and coil checked professionally
- Verify the condensate pump and safety switch work
Before heating season (fall)
- Replace the filter again
- Run the heat for 15 minutes and watch for odors or smoke
- Test every carbon monoxide detector
- Have the heat exchanger and burners inspected
- Check the flue and venting for blockages

Refrigerant handling, electrical components, gas valves, burners, and heat exchangers all require licensed work. Two professional tune-ups a year — spring and fall — catch failing capacitors, weak airflow, leaking returns, and dirty coils before they turn into an emergency call in a heat wave.
Pair maintenance with duct work
Clean coils and a fresh filter do little if the ductwork is loaded with dust or leaking into an attic. Have ducts inspected during a tune-up and cleaned every 3 to 5 years, and seal any leaking returns you find.
